An investment advisor is a person or company who advises a prospective purchaser before and during a building's acquisition; the advisor is a financial specialist and not a real-estate or property agent.
The advice concerns the financial merits and consequences of acquiring the property. It can inform the prospective purchaser before an offer and during the acquisition itself.
The role is distinct from acting as the real-estate or property agent in the transaction. A jurisdiction's separate regulation of securities advisers does not by itself define this property-acquisition role.
