A business incubator is an office building reserved for start-up companies, with the intention of allowing them to gain a foothold in their markets before growing out of the space.

Space in these structures is generally provided at less than market rate with the objective of encouraging innovation and fostering the development of new businesses, either for philanthropic reasons or to promote economic development in a particular geographic or market sector.

The reservation for start-up companies distinguishes the incubator from ordinary rental offices. Reduced rent is usual but does not replace the requirement that the space support businesses at this early stage.
