commercial property

Related terms: commercial real estate

Real estate held to produce capital gain or rental income, regardless of its particular building or land use.

Commercial property includes all buildings, properties, and real estate that are intended to create a profit, either from capital gain or rental income, for owners, investors, and/or developers. This includes most properties used for offices, retail, multi-unit residences, industry, hotels, and even land uses such as parking, agriculture, and mining.

In contrast to a commercial building (which houses commercial uses) a commercial property is not confined to any particular use, but depends rather on the financial purposes it is presently being put to.

The profit-making purpose can apply to a building or to land without a building. A residential or agricultural use can therefore occur on commercial property without becoming a commercial-building use.
