An industrial estate is an area zoned for manufacturing, storage and distribution, with road or rail access laid out for goods traffic. It groups the complexes and buildings of several firms, typically halls, warehouses, depots and yards.

The estate is planned and serviced as a unit, which separates it from industry that grew along a canal or a railway without a common layout.
