The data center area of a structure is the total amount of usable floor area devoted to data center use, regardless of whether it's vacant or occupied.
The usage areas do not add up to the building. They are measured from usable floor area, so walls, columns and shafts are outside them, and a mixed-use building normally has floor space that belongs to none of them. Adding them together therefore gives less than the gross floor area and is not a way to check either figure.
Vacancy does not change the value. Space devoted to data center use remains part of the data center area while vacant.
