valuation/rating

A firm that assesses the market value or another defined type of value of buildings or properties.

A valuation/rating company is a firm that assesses the value of buildings or properties. This usually refers to the market value, but can also be the value-in-use, insurable value, investment value or liquidation value.

The basis of value is part of the assessment. Market value and insurable value answer different questions and need not produce the same figure for one building.

Producing a valuation does not by itself make the firm a seller, buyer, or lender for the property. Those transactional roles can belong to other parties using its assessment.
