A roof without any major slope, and with at least one box-like penthouse structure.

A flat roof with box(es) is a roof without any major slope, whose only significant protrusion is one or more mechanical penthouse or other box-like structure. The penthouse structure itself can have a flat or slightly pitched roof, and can have its own setbacks.

The box-like penthouse or penthouses must be the roof's only significant protrusions. Their own roofs may be flat or slightly pitched.

A flat roof without such penthouses is a separate form. Setbacks within a penthouse do not by themselves exclude a flat roof with boxes.
