developer
The company, person, or organization which directs the planning and construction of a built object.
The developer of any built object is the company, organization, or individual which oversees and coordinates the original development of that object, including planning, designing, financing, and construction. The role of developer may also be applied to the leading coordinator of a redevelopment or major transformation project involving construction activity.
The developer coordinates the overall project across its planning and construction activities. Hiring firms to carry out those activities does not transfer the coordination role to every contractor.
The role can also describe the leader of a redevelopment or major construction transformation. A routine maintenance assignment does not by itself establish a development project.
